A 275-acre mixed-use development in south Lake County has cleared an important hurdle and is closer to rising on parcels along U.S. 27.
The Lake County Board of County Commissioners approved the rezoning of 274.68 acres from agriculture to the Trout Lake PUD. The new zoning paves the way for a project that will include up to 704 dwelling units and 48 acres of non-residential development.
The Trout Lake PUD spans two separate parcels just south of the much-anticipated $100 million Olympus project in Clermont — a 243-acre development that will be a mix of residential, sports venue, retail and medical uses.
Both projects fall within the 15,000-acre Wellness Way corridor.
Tampa-based Richland Investments LLC, also known by Richland Communities, bought the Trout Lake PUD’s western L-shaped, 155-acre parcel from Clonts in January for $13.3 million, or $85,800 per acre.

Daryl Carter of Maury L. Carter has been the broker on behalf of Clonts Groves Inc., Bonifay said, which is nearing the completion of selling off 750 acres in total along a stretch of U.S. 27, opposite of Lake Louisa State Park.
