Mattamy Homes scoops up lakefront subdivision in Osceola | GrowthSpotter

A subdivision that was approved for hundreds of homes and a private marina on Lake Gentry — and then sat on the shelf for eight years — is finally moving forward.
Mattamy Homes has a purchase contract for the 248-acre Lake Gentry Landings on Canoe Creek Road and has filed a Preliminary Subdivision Plan with Osceola County for the boating community. The 708-home neighborhood would be built around a 24-acre internal pond with a marina and boat lift providing access to the Alligator Lake system, a chain of seven lakes connected by canals. Pedestrian bridges over the pond enhance the walkability features for the neighborhood.
The property was rezoned in 2014 to Mixed-Use and has an approved Concept Plan. It last sold in 2015 to Orlando investor Sam Oswald, who bought it with the entitlements for just under $3.4 million. Daryl Carter, president of Maury L. Carter & Associates, represents Oswald, who he describes as a close family friend. He said Oswald’s patience will pay off when Mattamy closes on Lake Gentry Landings.
He said the project was a slam dunk because it has lake frontage, road frontage and a good location. Plus it already had water service when Oswald bought it. “It was kind of like green bananas. We knew it was going to turn yellow,” Carter said.
